While each person like a particular area of Bali, for real estate the most popular areas right now are the Seminyak, Canggu, Umalas and Kerobokan areas. This is primarily due to the occupancy of investment properties in those areas and their proximity to restaurants and shops.

By far the most popular is Seminyak, and real estate values in the area reflect that with prices for freehold being as much as 65% higher than similar property in Canggu or Umalas. Occupancy in the area hovers around 65% to 80% throughout the year depending on where in Seminyak the property is located. If you are looking for high occupancy look for the areas where a guest can walk to everything.  Please consult with us and we will be happy to show you the best areas and explain why.

Of course, that does not mean that property in other areas is a bad idea, when you trade the price down for reduced occupancy, you often end up with the same or similar rate of return. Buying in other areas can often be a better investment in the long term as the growth of the tourism area will eventually reach your property, average rate will go up, and occupancy will increase.

Canggu, Umalas and Kerobokan are the up and coming areas now. Canggu is getting more and more difficult to find land to build on and prices here are beginning to go up....A great investment to buy and hold, or to build upon. There are some great deals to be had....But act quickly before prices increase too much more.

Umalas and Kerobokan are also growing fast as they are still close enough to the action, but far enough away that prices are still reasonable. Be cautious about buying in Kerobokan.
